My wife and I owned a lower ground floor flat in Bayswater, near Westbourne Grove for many years. Following retirement, the flat was completely remodelled into a modern two bedroom flat with a small patio, dining hall, open-plan kitchen & lounge and bathroom. Although it was thoroughly up-to-date with high-quality lighting, modern flooring, bathroom & kitchen etc. it failed to attract any realistic offers through two large estate agents. After a year, we signed up with a bespoke estate agent, Cutler & Bond in Kensington who specialised in Lower Ground Floor Flats in Central London. As the flat was empty, the managing director, Tim Day suggested that it might benefit from design/re-furnishing by a specialist design company, called London Home Staging, which had helped to achieve a successful sale for another property they had ‘design-dressed.’ We were told that prospective buyers often cannot visualise what a ‘blank canvas-empty property’ would look like furnished as a home. Everyone who saw the result was complimentary. Indeed, the former agents rang us up after seeing the images on the internet and asked who had redesigned the property! Within five weeks on the market by Cutler & Bond, the flat was sold to a keen young couple who worked in the city, who were persuaded by the ‘new look.’ The price achieved was excellent - we would not hesitate to recommend them.

The whole episode of selling my Chelsea apartment was traumatic.  Everything you can think of happened - But Tim came along saved the day, he was the most professional of Estate Agents I have ever come across (and I have purchased/sold quite a few homes in my time).  He was extremely 'hands on' and communications were fantastic.  He didn't mind to show his mind if he thought we were being 'hoodwinked'.  Having been gazundered by the first buyer within an hour of exchange, Tim talked me through the upset as if it were himself who had been let down. He immediately strove to find another buyer - he did, and all went to book even though it was an extremely complicated situation with leases etc.  I would recommend Tim and his Company to all who wish to sell a unique home, which seems to be his specialised preference. Tim raised the bar in what he achieved on the sale of my W8 apartment in terms of price per square foot.  He accomplished this partly through doing the basic stuff well: Tim did what he said he’d do when he said he’d do it, and he put effort into it. I was selling my home over the winter months and not living there at the time. Tim would turn up early for each viewing, pick up all the post from the mat, turn the lights on and the heating up and air the property. When viewers arrived they found a warm, welcoming, tidy home. Once a potential buyer was found Tim nursed along the whole process from helping compile the bundle of legal work at the start to chasing the vendor towards the completion.
